Why should you capitalize your Telecom rents?

Better financial returns

Telecoms rents tend to be index linked, so they will rise, on average, about 3% per annum. Many of these rent increases are only realized every three of five years and must be instigated by the Landlord. Your property portfolios, regardless of whether they are held in a pension fund, should be making a significantly better return than 3% per annum. Capitalizing your rent means that you can unlock long-term financial and strategic benefits by investing the money in a fund or asset class that makes a higher return.

Reduce Risk

Interest in telecoms infrastructure is growing among investors due to the explosion of data usage and 5G rollout. Councils can take advantage of high valuations now, before market saturation or technological changes reduce future income. TIP’s portfolio approach (over 2,000 deals under our management and counting) reduces our exposure to the risk of sites being removed. Landlords with much smaller portfolios have increased risks and reduced leverage with the Operators.
